How to finance a luxury property in 2026

The first thing to understand: above R$ 5 million (Brazilian Reais), traditional housing financing (SBPE) starts to become limited. Most banks have a ceiling per operation, and for larger amounts, the product changes — it becomes credit with property as collateral (home equity), private banking, or structured operations.

The main routes today are:

**SFH** (Sistema Financeiro da Habitação - Brazilian Housing Finance System, covering up to ~R$ 1.5 million financed): lower interest rates, use of FGTS (Fundo de Garantia por Tempo de Serviço - a mandatory unemployment insurance fund), 30-35 year terms. It almost never covers the price point of an Alto de Pinheiros property alone, but it helps as part of the operation.

**SBPE** (Sistema Brasileiro de Poupança e Empréstimo - Brazilian Savings and Loan System, up to the bank's ceiling, which varies between R$ 3 and R$ 10 million financed): current rates between TR (Taxa Referencial - Reference Rate) + 10% and 12% p.a. Banks that typically go higher: Itaú, Santander, Bradesco private.

**Home equity** (credit with property as collateral): useful when the client already owns a property outright and wants to use it as collateral to buy another. Current rates between 1.1% and 1.4% p.m.

**Private banking consignado (payroll-deductible loans)**: for clients with an established relationship, some banks offer specific lines with better conditions.

The classic mistake: the buyer starts negotiating the property *before* knowing how much the bank will release. This weakens their position — the seller feels insecure, the deadline tightens, and it's not uncommon for the offer to fall through because the credit isn't approved. The correct approach is to get credit approval first (pre-approval with a letter), and only then make an offer with a short response time.

A tip that saves a lot of money: get quotes from at least three banks, and then use the best offer to request *portabilidade* (portability, the ability to transfer a loan to another institution or renegotiate with your current one) within your current bank. Many clients get 0.5 to 1 percentage point less just by doing this. Over 20 years, that's hundreds of thousands of Reais.
