Why Alto de Pinheiros
Designed by Companhia City as a garden suburb, Alto de Pinheiros has winding tree-lined streets, large lots and low-rise zoning. It is one of São Paulo's quietest and most sought-after residential areas, with international schools, Villa-Lobos Park and easy access to the Marginal Pinheiros expressway.
What you can buy
Most of the market is detached houses on generous lots, from modernist homes to new contemporary builds, plus gated communities (casas de condomínio) with 24-hour security and a small number of upscale apartments. Prices are listed in Brazilian reais (R$).
Buying as a foreigner
Foreigners can buy property in Brazil. You will need a CPF (Brazilian tax ID), a local bank account for the transfer, and should budget for ITBI (municipal transfer tax, 3% in São Paulo) plus notary and registry fees. I coordinate lawyers, documentation and visits — in English.

- Plan for about 4–5% of the price: ITBI transfer tax (3%), deed (escritura) and registry fees.
- Do you speak English?
- Yes. Renato Gosling assists international buyers in English and Spanish throughout the process.
